Sheltered accommodation

We are currently carrying out a review of all the sheltered housing schemes across the Wigan Council housing stock. We are aware that significant investment is required in our sheltered housing stock to bring it in line with modern standards. As we review the schemes, we are contacting residents, their families and carers, to get their opinion on the properties they live in in order to ensure that any investment in the sheltered housing stock is in line with residents feedback as well as current standards.

Brookdale Court

As you will be aware we have been working in Brookdale Court doing essential fire safety works. These will soon be complete. In addition to this essential fire safety work, Brookdale Court needs significant investment to bring it up to modern standards for sheltered accommodation.

We have developed proposals for Brookdale Court which have been sent out to residents and have been included in the frequently asked questions on Phase 1 on this page.

Consultation

We are starting a statutory consultation period, which will run for six weeks regarding your views on the proposals for Brookdale Court from 22nd August 2024 to 3rd October 2024.

Your views

We value your input and want to ensure that all residents and their families and carers have the opportunity to contribute to the consultation. It is important that we give you an opportunity to give your feedback so we can listen to your concerns about the building, if you feel it is satisfactory and meets your personal needs or any solutions you may have for the long-term use as a sheltered accommodation scheme. We understand that you may also have family members who may want to provide their own input and we welcome feedback from them also. We may also talk to residents living in the local community to seek their views and opinions at a later date. 

We would like to re-assure you that no decisions have been made at this stage and as this is your home, we are seeking your views first and welcome any feedback you have.

We have included a frequently asked questions, a copy of the letter sent to residents and floor plans as an attachment to Phase 1 on this site. There is also an electronic version of the survey.

Consultation outcome

Further to our consultation in August 2024, we are now in a position to confirm planned refurbishment of Brookdale Court.

The response from the consultation in August was overwhelmingly positive and as a result the Sheltered Investment team have been working on the planning application and tender process to move forward with the proposals to improve Brookdale Court which were shared at the consultation. These proposals were to remodel apartments to make them more accessible (where residents agree), improve the communal lounge and install new heating and windows throughout the building as well as some additional car parking spaces and new decoration and carpets throughout the building.

Feedback and response

We have sent this information via letter including a copy of the comments received during the consultation and our response to those comments. We have also incorporated the comments received within the proposals we are now working on.

Project update

We wanted to keep you informed and update you on actions carried out on this project. We can therefore confirm that we have completed the following:

  1. We have submitted a planning application for the increased parking, new bin storage and heating plant compound.
  2. We have prepared tender documents to get a contractor to carry out the works.

The tender process will involve some contractors visiting Brookdale Court to look around over the coming months. We will ensure these visits are kept to a minimum.

We intend to start the works in April 2025. Once we have a contractor on board, we will meet with all residents again to talk through the process of the works, making sure you are fully informed of the works in your properties and when they will be done. We will also provide an opportunity for you to meet with the contractor and their resident liaison officers before the works start.

As you know from when we visited Brookdale Court all properties will be having new windows and new heating system. We will communicate with you about how these works will be done once we have a contractor on board.

For those of you who chose to have the remodelling works done to your property, the heating and windows will be done when the remodelling is taking place so there will be no disruption while you live there. We have included a plan within this letter of how your apartment will look once the works are complete.  

If any residents who did not choose to have the remodelling work done would like to change their decision, please just let your scheme manager know and we will arrange to visit you.
